Joe HoulihanSELLERS: Anticipate the ‘Title Search’ before you put your house on the market.

The Title Search is one of the last steps that happens in the home buying process. You may ask what exactly is a Title Search?

The buyer’s attorney will ‘order title’ after the buyer has received the mortgage commitment from their lender. What this actually means is the buyer is buying an insurance policy – a ‘title’ insurance policy. The insurance company is insuring that there are no liens, encumbrances or other ‘clouds’ on the legal title of the property. The most common item that comes up are old mortgages whose payoff was not properly recorded.

Other typical items that come up are permits for work done on the home that were not closed in the town building department. Encroachments of a neighbors’ fence onto the property is another typical issue that can arise. More serious things are decks or sheds that the homeowner never got a permit to build. These problems can really delay a closing because the title report is not ordered until late in the purchase process.

I always visit the building department before I list a property to head off some of these exact issues. Just recently I found an issue with a plumbing permit and an electrical permit in my Sellers property file at town hall.  In the file, at the building department, both of these permits were closed. However, on the towns digital system, they both showed as open.  I sent the documentation I copied from the building department to the plumbing and electrical inspectors asking them to close the respective permit in the system — and they did. A potential crisis averted!

 

Bronxville PO/Yonkers Market Analysis on Single Family Homes

Here is my summary and analysis of the real estate market for Single Family homes in the Bronxville PO/Yonkers market and my thoughts for 2020.

As you review this ‘Snapshot’ of the Bronxville PO market over the past 10 years, note the number of transactions each year as well as the median price. It also shows what segments of the market were strong and which were weak.

Here are some interesting bullet points:

  • the median price in the PO has dropped 15% from 2017 to 2019
  • throughout the post-recession years 2012-18, the volume of transactions in the PO averaged 58 homes per year; in 2019, the volume dropped to 42
  • 14 homes were ‘in contract’ at year end representing 33% of the sales volume for the year
  • of the 14 homes ‘in contract’ at year end, 6 of them had asking prices above $750,000 and 2 had asking prices over $1 million, which had been a weak segment of the market over the past two years. In fact, only 7 homes sold in 2019 for more than $1 million

A significant data point is the drop in sales volume in 2019 as it represents seller resistance to the reality that market values have dropped.  However, the number of homes ‘in contract’ at year end indicates a significant increase in market activity.   In fact, 4 additional homes have gone to contract since the first of the year.

It is clear to me that the market in the Bronxville PO has turned a corner–sellers have adjusted to the new market and buyers are back. They want an easy commute to NYC and a great quality of life, which the PO offers being right near all that Bronxville Village has to offer.

I predict a surge in sales volume for 2020 which will bring us back to a more normal volume of over 50 sales, prices will level off and the median will be similar to the past year.  This year should be a good year for the PO as it seems to have started out on a positive note.

How is the Real Estate Market Doing?

As real estate agents, part of our job is to be on top of the real estate markets that we work in. We need current market data so we can identify market trends so that we can provide valuable advice to our buyer and seller clients.  One of the tools we have developed we call Market Snap Shots.  Each ‘snap shot’ isolates the market data for a specific location and tracks it over a ten-year period.

We would like to share a sampling of our snap shots updated through August 31 with you.  If you click on this link, it will open an excel work book with 6 separate sheets.  Each sheet is for one of the specific markets we work in. The sample markets we selected are:

  1. Bronxville Village single family homes (not including townhouses)
  2. Bronxville PO area of Yonkers single family homes
  3. Eastchester school district single family homes
  4. Tuckahoe school district single family homes
  5. Crestwood single family homes – City of Yonkers with 10707 zip code
  6. Scarsdale school district single family homes

These sheets are packed with information. On each sheet, take a look at the column headed Median Price. As you scan down this column you will get a feel for where prices are heading in that market.  In Bronxville Village, Bronxville PO and Scarsdale, you can see that the median prices have been dropping for each of the past two to three years.  Conversely in Eastchester, Tuckahoe and Crestwood median prices are holding steady. The trend is that more expensive markets are experiencing price resistance.

Another key data point is the Total # of Sales column. In some cases, this simply indicates a lack of homes coming on the market.  In most cases it will tell you how strong demand is in that location.
