Why Buyers Choose Houlihan & O’Malley
Discover the difference when you work with a Houlihan & O’Malley real estate agent. Our promise is to give you our undivided attention and help you find the home that suits you at a price that suits you. We will guide you all the way and make the process seamless.
Getting to Know You
Your agent will sit down with you to learn about you and what you are looking for in a home and help you define your goals and options. From the information gained through this meeting, your agent will start the next step.
Do a Search
Your Houlihan & O’Malley agent will conduct a thorough search of homes available in the geographic area you are interested in, the type of home you want and in the price range you have provided. This means distinguishing between “must have” vs. “would like to have”.
Once you have found the house you would like to purchase, it is time to make an offer. Which brings us to the next step.
Make an Offer and Negotiate
All our agents are extremely knowledgeable about the real estate market in our area. They evaluate the pulse of current trends and will help you prepare a fair offer to the seller. We do all the communicating and the negotiating with the seller’s agent for you, which hopefully makes this an easy process. Once an offer is approved (by you), we begin the next step.
Inspections, Title Search, Insurance and Financing
We have been helping people buy homes for over 30 years — we will walk you through getting the proper inspections done, completing the title search and help you with any questions on securing insurance and financing for your new home. After that, all that is left is the closing!
Close the Deal
There will be what is called a final ‘walk through’ of the property which is set up by your agent prior to the closing date. This is just to make sure the house is in good order and ready for you to move in. On the closing date–you, your attorney and your agent will go to the lenders lawyer’s office to verify and sign all the paperwork to complete the transaction. The sellers and their attorney also attend. Once the closing is complete, the keys to your new home are yours!
