The Price Milestone

The median sale price for single-family homes and condominiums in Westchester County hit $1,125,000 year to date September 30^th which is 14% of the 2025 median of $985,000.

Sales Performance

Closed sales totaled 1,636 for the quarter, roughly 1% above the same period in 2025. Mortgage rates remained high, but buyers lost very little momentum. Westchester’s appeal, including its excellent schools, commuter rail access, access to the wider area, and established village centers, still draws buyers when the right home goes to market.

Inventory Changes

Available inventory rose about 4% year over year, to 1,175 listings. Buyers had a little more to choose from than they did in 2025, but supply is still tight by historical standards. Homes averaged 30 days on the market, 3% less time than in 2025.

Sellers Should Plan for Competition

Homes sold for an average of 104.7% of list price during Q3, and nearly 62% of homes sold above their asking price. Well-presented homes in desirable neighborhoods are still seeing multiple offers, and buyers should expect to compete for them.
